Living in the same neighborhood in Rome has become more than 20% more expensive from one year to the next. This is the picture that emerges from the report on real estate market trends in 2025 compiled by Idealista and published in January 2026. This is a harsh reality for those looking in the Garbatella-Ostiense area, as rents have skyrocketed, setting a city record.
Specifically, the annual increase in this historic Roman district was 20.5% in 2025. Aniene-Collatino ranks second in terms of growth (13.8%), followed by Casal Palocco-Infernetto in third place (11.5%). The data reveals unprecedented pressure: the city average reached an all-time high of €18.7/m², with widespread growth affecting almost every corner of the capital.
Why have rents exploded in Garbatella?

One of the main reasons why prices have literally skyrocketed in this neighborhood is a structural imbalance between supply and demand. Garbatella, the neighborhood of “I Cesaroni,” once a working-class district, has undergone a transformation that has made it one of the most sought-after areas of the city for its quality of life and proximity to the center and university campuses (Roma Tre). Not to mention the opening of interesting venues that attract more and more young people, not only during the day.
However, as pointed out by Vincenzo De Tommaso, Head of Research at idealista, the effect of extraordinary events such as the Jubilee also plays a role. Preparations for the Holy Year have taken a significant portion of properties away from traditional long-term rentals and allocated them to tourist accommodation and short stays. This reduction in available stock, combined with increasingly pressing demand, has pushed rents to record levels: today, an apartment in Garbatella-Ostiense costs an average of €20/m², well above the capital’s average.

Despite the boom in Garbatella, the highest prices are still found in the historic center, which remains the most expensive area of the city at €30.7/m². This is followed by Prati (€25.1/m²), Nomentano-Tiburtino (€22.8/m²) and Parioli (€22.6/m²).
On the other hand, those looking to save money should look to the outskirts. The cheapest neighborhood in the capital is Roma Est-Autostrade, with an average rent of €11.6/m². The only area to show a slight decline is the area between Ardeatino, Appio Pignatelli, and Cecchignola, where prices fell by 0.7%.
The effects of the housing crisis
This escalation does not stop at the city limits, but is also heavily affecting the province of Rome, where rents have increased by an average of 12.5%. Municipalities such as Tivoli (+16.7%) and Guidonia Montecelio (+10.1%) reflect the expulsion of many families from the city to the hinterland in search of more affordable prices.
If Rome closes 2025 with an average increase of 8.3%, 2026 will begin under the sign of a major housing challenge.
