Especially if you need to move house and are looking for a less expensive area to live in. While the capital’s real estate market closed 2025 with an overall increase of 8.3% on an annual basis, there is one area that is bucking the trend, offering a breath of fresh air to those looking for a new place to live.
Here’s where you can save money
In the northern quadrant, between Giustiniana, La Storta, and Olgiata, rental prices recorded the sharpest decline in December (-4.7%). Analyzing market data, an 80-square-meter apartment in this area is now available at an average rent of €976. This is a significant figure when compared to the city average, which reached its all-time high in December 2025.
While the northern suburbs are breathing easier, pressure remains very high in the rest of the city. Rome reached a record high of €18.7/m² in December, with steady growth showing no signs of stopping, driven mainly by areas such as Garbatella (+6.7% in one month) and the historic center, where an apartment of the same size (80 m²) costs over €2,450 per month.
It should be noted that the decline recorded in the Giustiniana-Olgiata area appears to be a natural correction after the peak reached in October 2025 (when prices reached €13.1/m²). Despite the decline at the end of the year, the area remains slightly more expensive than in December 2024 (+1.7% year-on-year), confirming a general trend of growth which, although slowed in some neighborhoods, continues to characterize the entire Roman territory.
For those on a limited budget, the eastern suburbs (Roma Est-Autostrade) remain the most affordable area overall at €11.6/m², but the ‘bargain’ of the month is the Cassia-north quadrant, which is becoming the ideal destination for those seeking the best combination of falling prices and quality of life.
