A new development is emerging in the capital’s real estate market. After telling you about the new green residence under construction, 6 km from Metro Line B, we’d like to introduce you to this project, first announced several years ago, in 2022, and which now appears to be in the final stages of development.
In the heart of the Talenti neighborhood (Municipality III), historically characterized by apartment buildings rich in green spaces and sports facilities, an imposing residential complex is nearing completion with a unique feature: none of the units will be put up for sale. This is Rome’s first major “Build-to-Rent” project, a model already well-established in Milan and now brought to Rome thanks to investment from U.S. capital (the Pec fund).
Details of the residential complex
Located at Via Dario Niccodemi 21, the new development stands out for its scale and high-quality standards: 250 residential units ( as stated in Recchi Engineering’s press release) spread across a total area of 21,500 square meters. A single, large owner will handle everything, from rent collection to maintenance and security. The project is designed to obtain the prestigious LEED environmental certification.

The goal of this model is not just to provide a roof over one’s head, but to create a residential ecosystem. As highlighted by Recchi Engineering ( which supported the technical development), future tenants will have access to a wide range of ancillary services included in the rent, designed to foster social interaction:
